There are four main sealers that are available: acrylic, polyurethane, epoxy coating, and polyaspartics. Each of these has its own properties that are suitable for various surfaces. Both water-based and solvent-based formulations are available for these sealers.
#1. Acrylic sealer. This is used as an outdoor sealer. Service providers apply 2 to 3 coats of acrylic sealers with multiple coats of high-quality surface wax. To prolong the life of this kind of sealer, you should wax the floor several times a year. The surface can be protected if you reseal the floor every 2 to 3 years.
#2. Polyurethane sealer. This can be used as both an indoor and an outdoor sealer. Polyurethanes offer a thicker mileage which makes them easy to maintain. There are water-based and solvent-based formulations for polyurethane sealers. This UV-stable sealer provides maximum protection to floors from chemicals. It also enhances the longevity of floors with stain, spray textures, stamp overlays, and other decorative applications because it offers UV stability that prevents colours from fading. This makes it a perfect choice for garage floors.
#3. Epoxy sealer. This offers better protection because of its thick film against scratching, abrasion, and gauging of the surface. Garage floors, hospitals, hotel lobbies, and other high foot traffic areas usually use epoxy floor sealers.
#4. Polyaspartics. Polyaspartics are perfect if you want to have a polished floor look in a short period. These cure in less than 2 hours.
Different factors such as the kind of the sealer, humidity, temperature, and dewpoint affect how long it takes to dry.
This type of floor is said to have fully cured when the coating can handle vehicle and forklift traffic. Lightfoot traffic is also a cure time that involves 24 hours after the application of the coating.
Contrary to epoxy sealers that take the longest time to dry, decorative sealers take the shortest time to cure fully. It takes 1 to 3 hours for solvent-based acrylic sealers to be dry, depending on the relative humidity and time of application.
Moreover, it takes 3 to 6 hours for water-based acrylic sealers to be dry to the touch depending on the relative humidity and time of application.
Sealers penetrate deep into the surface. As a result, these take longer to cure fully compared to decorative sealers. It takes around 2 to 8 hours for these to fully cure, depending on the relative humidity and time of application.
Most sealers dry after 4 hours as they dry quickly. This applies to both topical and penetrating sealers. Topical sealers take 48 hours to dry, while penetrating sealers take around 24 hours.

The sealing entitles you to benefits such as:
#1. Protection. Oil leaks, stains, UV rays of the sun, and grime can cause damage. Thus, you must protect it by sealing it. Moreover, sealer protects your floor from freezing and thawing as the sealant blocks moisture.
#2. Adds value to your property. Applying sealant on your floor would raise the value of your property as floors are one of the essential aspects considered when buying, selling, or renting a house. It makes your property look new again.
#3. Inhibits unnecessary moisture. This material is porous; thus, it absorbs moisture and water. If the moisture does not dry out, it will lead to mould formation. Floor that is wet for a long time usually has mould and mildew. Sealing prevents the growth of mould.
#4. Prevents further cracks. Sealing will seal all the tiny holes, which will prevent additional damages.
#5. Easy maintenance. Sealed surface is much easier to clean. Whenever it rains, this floor cleans itself as the water removes the dirt from the surface. Moreover, it is resistant to stains.
If a water-based sealer is used, it would be safe to stay within the property. However, solvent-based sealers have toxic fumes. Therefore, it would be recommended to leave the property during the sealing process. Solvent-based sealers are also flammable; this means that they emit toxic fumes that are hazardous to breathe. Moreover, these contain volatile VOCs (volatile organic compounds). VOCs can cause liver damage, lung irritation, shortness of breath, dizziness, fatigue, among others.
Residential floors may use softer acrylic sealers, while garage floors and high-foot traffic areas can use epoxy sealers. If you have the budget, it would be best to use epoxy sealers as they are the most durable and last longer even with high-foot traffic areas.

#1. Mobilisation. Contractors include a charge for mobilisation, which involves getting the crew and equipment to the job site. The costs start when the company goes to the site, even before applying the sealer. Mobilisation costs are spread out when the job is bigger, while the mobilisation costs are spread less when the job is smaller. Thus, smaller jobs cost more per square metre than larger jobs.
#2. Cleaning and preparation. The level of cleaning and preparation also influences the cost. A smaller area entails less cleaning and preparation than a larger area. However, if the site has overgrown weeds, grass, and is filthy, then that will incur additional costs. Sealers stick better if the surface is clean.
#3. Materials. The quality of the material dictates the cost. The price also varies depending on the method of application and how many coats are needed. It is expensive to have a good quality rubber crack sealer when it comes to sealing the cracks. The depth and width of the crack also affect the cost to seal the cracks.
#4. Sealer application. The time, amount of handwork, and use of equipment affect the cost. Liability insurance and workers’ compensation insurance are also added to the cost.
This depends on the kind of sealer applied and the environment. Silicate takes 1-2 hours to dry, while acrylic sealers require 36 to 48 hours to dry. Epoxy sealers need 36 to 48 hours to dry. Urethane coating needs 24 hours to dry.
It is recommended to reseal the floors every two to five years to preserve and protect your floor. This is connected with the kind of sealer used and the amount of foot traffic the surface is being subjected to. The life expectancy of sealers is around three years. You will get a shorter lifetime if you have severe weather conditions or heavy foot traffic. In addition, the surface’s condition dictates the sealing of polished concrete. You need to reseal your surface as soon as they show patchy areas.
Adding a decorative sealer or a protective layer makes your floor look smoother. In order not to compromise the protective layer of the sealer, a non-slip additive can be added. It is worth noting that the sealers highly depend on the usage of the material. In epoxy sealer, for example, slippery is not an issue since it is mostly used in garage floor due to its durability.
